The objective is therefore not simply to identify what falls within a particular price range. It is to understand what each budget buys—and which tradeoffs accompany it.

Naples New Developments Under $4 Million

Buyers entering the Naples luxury new-construction market below $4 million currently have several possibilities, but this range generally does not provide direct beachfront ownership.

AVRA at Metropolitan Naples

AVRA currently represents the lowest published entry point among the developments included in this guide, beginning at approximately $2 million.

The 56-residence development offers two- to four-bedroom homes and an urban location convenient to Downtown Naples. It is best suited to buyers who value new construction, contemporary interiors and proximity to dining and entertainment more than direct beachfront or resort branding.

The Halcyon

The Halcyon begins at approximately $2.995 million and combines a marina-oriented setting with convenient access to Fifth Avenue South.

Its range extends to approximately $6.9 million, giving buyers room to move from entry residences into larger or better-positioned homes without changing developments. It can appeal to buyers who want boating access, privacy and proximity to Downtown Naples in a newer residential environment.

Epique Pelican Bay

Epique begins at approximately $3.2 million but extends to approximately $45 million because the development includes several dramatically different residence types.

The lower portion of the range provides access to the Pelican Bay lifestyle and Epique’s substantial amenity program. The upper end encompasses expansive estate and penthouse residences. Buyers should therefore compare the specific collection, floor, exposure and outdoor space—not simply the development’s starting price.

The Avenue Naples

The Avenue begins at approximately $3.5 million and combines private residences with an urban, mixed-use lifestyle near Downtown Naples.

It provides an alternative to beachfront and marina developments for buyers who prioritize walkability, dining and a lock-and-leave residence. Pricing rises to approximately $8.5 million for larger and more premium homes.

3300 Gulf Shore

Current published pricing at 3300 Gulf Shore begins at approximately $3.899 million.

The development includes 51 residences, Gulf and bay orientations, two resort-style pools, wellness amenities and a private 16-slip marina. Entry pricing may fall just below $4 million, but the development’s larger residences and strongest view positions extend beyond $10 million.

What a $4 Million–$7 Million Budget Can Buy

This is currently one of the broadest and most competitive portions of the Naples new-development market.

A buyer within this range may be able to compare:

  • Larger residences at AVRA or The Halcyon
  • Select homes at The Avenue
  • Marina and waterfront opportunities at 3300 Gulf Shore
  • Residences at 2020 Gulf Shore
  • Park or Bay opportunities at The Ritz-Carlton Residences, Naples
  • Golfside residences at Four Seasons Naples Beach Club
  • Select residences within Epique Pelican Bay

The most important distinction is lifestyle.

A buyer seeking branded service and a comprehensive private-club environment may gravitate toward Four Seasons or The Ritz-Carlton. The Ritz-Carlton Residences, Naples

With published pricing beginning around $4.3 million, The Ritz-Carlton Residences spans three primary collections: Park, Bay and Tower.

The Park Residences provide the most approachable entry point. Bay Residences emphasize lagoon and marina living, while Tower Residences offer substantially larger floor plans and more elevated Gulf views.

2020 Gulf Shore

2020 Gulf Shore is an unusually intimate offering of only 15 residences, with published pricing from approximately $4.625 million to $9.5 million.

Its appeal is not based on a global hospitality brand or an enormous amenity program. It is based on scarcity, Gulf Shore Boulevard positioning, boating access and a more private residential experience.

For buyers who do not need a resort-scale environment, that intimacy may be more valuable than a longer list of amenities.

Four Seasons Golfside Residences

The published $6.5 million starting point at Four Seasons Naples Beach Club currently corresponds to Golfside opportunities—not the remaining Beachside estate residences.

Golfside buyers receive access to the broader Naples Beach Club environment, Four Seasons service and a future residential neighborhood organized around the golf course and club lifestyle. The product is very different from the limited Beachside collection, which occupies a substantially higher price tier.

What a $7 Million–$12 Million Budget Can Buy

Between approximately $7 million and $12 million, buyers gain access to stronger view positions, larger floor plans and more premium residence collections.

Potential options include:

  • Tower Residences at The Ritz-Carlton Residences, Naples
  • Higher-floor Golfside opportunities at Four Seasons Naples Beach Club
  • Larger residences at 3300 Gulf Shore
  • Premium residences at 2020 Gulf Shore
  • Upper-tier homes at The Avenue
  • Estate residences within Epique Pelican Bay

At this level, the decision often becomes less about whether a development fits the budget and more about which attributes deserve priority.

A Gulf view may justify moving into a larger tower. Marina access may be more valuable than a hospitality brand. A buyer who plans to occupy the residence for several months each year may prioritize livability and storage, while someone making shorter visits may prefer a more service-intensive building.

This is also where floor-plan quality becomes especially important. Two residences at similar prices can differ considerably in terrace depth, elevator entry, ceiling height, bedroom separation, kitchen configuration and view exposure.

What a $12 Million–$20 Million Budget Can Buy

The number of relevant developments narrows in this range, but the residences become meaningfully more exclusive.

Rosewood Residences Naples

Remaining opportunities at Rosewood are currently offered from approximately $13.75 million, with pricing increasing based on floor, orientation, terrace size and penthouse designation.

Rosewood contains only 42 residences across more than five beachfront acres. Its value proposition centers on direct Gulf frontage, low density, estate-scale floor plans, private amenities and Rosewood-supported service without operating as a conventional hotel.

Ritz-Carlton Premium Residences and Penthouses

Selected premium Tower and penthouse opportunities at The Ritz-Carlton Residences can also enter this range.

These buyers are generally choosing between substantial Gulf-oriented living, marina access and one of Naples’ most comprehensive private amenity environments. Residence collection and exact orientation remain critical because the experience varies considerably throughout the community.

Epique Estate Residences

Epique’s broader price range includes estate-scale homes with larger interiors, substantial terraces and elevated Gulf views.

At this level, buyers should compare the residence itself with what a similar budget buys at Rosewood, Ritz-Carlton and other beachfront or near-beach developments rather than evaluating Epique in isolation.

Naples New Developments Above $20 Million

Above $20 million, the search moves into a much smaller category of trophy residences and penthouses.

The primary choices include:

  • Beachside estate residences at Four Seasons Naples Beach Club
  • Penthouses at Rosewood Residences Naples
  • Penthouses and Grand Penthouses at The Ritz-Carlton Residences, Naples
  • Olana Naples Residences

Olana Naples Residences

Olana is one of the most exclusive offerings in the market, with only 12 beachfront residences and published pricing from approximately $29.95 million to $45 million.

Four- to six-bedroom homes incorporate estate-scale interiors, extensive terraces and an unusually private ownership environment. At this level, buyers are comparing Olana not only with other condominiums but also with substantial single-family beachfront estates.

Four Seasons Beachside Residences

The remaining Beachside opportunities at Four Seasons occupy a very different tier from Golfside.

Beachside combines direct Gulf frontage, private pools, substantial outdoor living and immediate access to the Four Seasons resort environment. The collection includes some of the most expensive residential offerings ever introduced in Naples, culminating in Penthouse C.

Rosewood, Ritz-Carlton and Epique Penthouses

Each penthouse collection emphasizes something different.

Rosewood offers beachfront privacy and lower density. Ritz-Carlton combines Gulf views, marina access and an extensive branded-service environment. Epique provides estate-scale residences within Pelican Bay. Buyers should compare usable interior space, terrace configuration, private pools, service areas, view permanence and total carrying costs—not headline square footage alone.

Purchase Price Is Only the First Budget

The acquisition price does not provide a complete picture of ownership.

Before selecting a development, buyers should also compare:

  • Association dues and what they include
  • Branded-service charges
  • Club membership requirements or optional memberships
  • Insurance estimates
  • Property taxes
  • Deposit structure and construction exposure
  • Parking and storage allocations
  • Marina or boat-slip availability
  • Rental restrictions
  • Pet policies
  • Closing costs and developer fees
  • Expected future supply competing with the residence
  • Furnishing and customization costs

A residence with a lower purchase price may have a more intensive service model and higher ongoing costs. Another development may require a larger construction deposit but offer greater customization or a later delivery date.

When two or more residences appear financially comparable, I recommend evaluating five questions:

1. How Will You Actually Use the Residence?

A seasonal owner, full-time resident and occasional visitor may require very different levels of service, storage, privacy and amenity access.

2. Which Location Best Supports Your Routine?

Consider beach access, boating, golf, Downtown Naples, airport access, dining and proximity to friends or family. A development can be exceptional and still be in the wrong location for a particular buyer.

3. Which View and Orientation Are You Really Buying?

“Water view” can mean direct Gulf frontage, a distant Gulf exposure, bay frontage, marina orientation or a landscaped golf-course setting. These distinctions influence both daily enjoyment and long-term resale positioning.

4. Is the Floor Plan Appropriate for Long-Term Ownership?

Bedroom count alone is not enough. Evaluate room proportions, bedroom separation, service circulation, terrace usability, storage, parking and how the residence functions when guests are present.

5. What Will Compete With the Residence at Resale?
