These are not representative of the original Beachside collection’s average residence. They are the largest and most significant remaining developer offerings.

Penthouse C at Naples Beach Club extends across an extraordinary combination of interior, terrace, garden, pool and rooftop spaces, with more than 27,000 square feet of combined living and outdoor areas.

Beachside Resale Opportunities

The resale market can provide a more approachable path into Beachside.

Recent public and private offerings have ranged from approximately $13 million into the upper-$20 million range, depending on floor, building, size, furnishings, view and seller motivation.

These residences may be materially smaller than the remaining developer Beach Houses and Penthouse C, but they retain the defining Beachside advantages:

The 95 Golfside Residences are distributed across five buildings—D, E, F, G and H—positioned around the Tom Fazio-designed golf course, water features and landscaped grounds.

Golfside begins at a significantly lower price than Beachside and offers a much broader range of floor plans.

Published residence sizes extend from approximately 2,100 to 6,500 interior square feet, including two-bedroom homes, three-bedroom residences, three-bedroom-plus-den plans, larger configurations and penthouses.

Recent September 2026 working inventory indicated that approximately 65 of the 95 Golfside residences remained available.

Current two-bedroom opportunities begin around $6.5 million.

Recent Building E pricing examples have included:

Delivery Timing

Delivery timing varies by collection and individual Golfside building.

Beachside

The Beachside residences have entered their delivery and occupancy period. Resale residences may provide completed or near-immediate opportunities, while the final developer-held offerings should be evaluated individually.

Golfside

Golfside is being delivered in phases.

Building E represents the earliest Golfside phase, with initial delivery and occupancy activity beginning during 2026. Buildings D, F, G and H have generally been associated with later delivery, currently anticipated around late 2028, although some public materials reference 2029.

The individual purchase agreement controls the actual delivery obligations. Buyers should verify:

At that approximate level:

  • A 2,500-square-foot Golfside residence could carry association charges around $7,500 per month.
  • A 3,500-square-foot residence could be around $10,500 per month.
  • A 6,000-square-foot residence could approach $18,000 per month.
  • An estate-scale Beachside residence could carry substantially higher monthly charges.
