That summary is useful, but buyers should evaluate each development at the collection and residence level. Four Seasons Beachside and Golfside are fundamentally different. The Ritz-Carlton Park, Bay and Tower collections serve different buyers. Rosewood’s standard residences and trophy penthouses also occupy separate pricing and size categories.

Rosewood Residences Naples: Best for Privacy and Direct Beachfront Living

Rosewood is the smallest of the three developments, with only 42 private residences across two low-density buildings.

The property occupies more than five acres with nearly 500 feet of direct Gulf frontage. Every home is oriented toward Gulf views, and interiors range from approximately 4,226 to 9,673 square feet.

Rosewood is not attached to a conventional hotel. This is its clearest distinction.

Owners receive Rosewood-style residential management, concierge assistance, valet service, beach and poolside service, residence oversight and other personalized services within a setting reserved for residents and their guests.

That creates a quieter experience than a large resort where owners share the broader property with hotel visitors, club members and event guests.

The project also does not provide the breadth of on-site golf, retail, dining and recreational programming found at Naples Beach Club.

For buyers who expect the property itself to function as their primary social and recreational destination, Four Seasons may provide a more complete ecosystem.

Four Seasons Naples Beach Club: Best for the Complete Lifestyle

Naples Beach Club is the largest and most diverse of the three communities.

The 125-acre property combines approximately 1,000 feet of Gulf frontage, 153 Four Seasons Private Residences, a 220-room Four Seasons resort, an 18-hole Tom Fazio-designed golf course, beach and racquet facilities, wellness, dining and Market Square.

Its scale allows buyers to choose between two fundamentally different residential collections.

Four Seasons Beachside

The 58 Beachside Residences occupy three boutique buildings directly along the Gulf of Mexico.

These residences emphasize:

  • Immediate beach access

  • Private elevator access
  • Proximity to resort amenities
  • Some of the largest new condominium residences in Naples

Beachside competes directly with Rosewood for buyers seeking new Gulf-front ownership near Downtown Naples. The primary distinction is that Four Seasons is part of a much larger resort and club environment, while Rosewood is smaller and exclusively residential.

Four Seasons Golfside

The 95 Golfside Residences are positioned around the Tom Fazio-designed golf course and landscaped interior of Naples Beach Club.

Current public pricing begins at approximately $6.5 million for select two-bedroom residences. Three-bedroom opportunities begin around $8.5 million, with larger three-bedroom-plus-den homes extending into the $9 million to $13 million range based on current availability.

Golfside is best suited to buyers who want:

  • Four Seasons service
  • New construction
  • Golf and landscaped views
  • A lower price point than direct beachfront residences
  • Two- and three-bedroom choices
  • Access to the broader Naples Beach Club lifestyle
  • Proximity to Old Naples

Golfside should not be viewed merely as a less expensive version of Beachside. It is a different product for buyers who value the community and service platform more than having the Gulf directly outside their residence.

Where Four Seasons requires closer review

Its size and range create complexity. Buyers must distinguish Beachside from Golfside, resident-only amenities from shared resort facilities and residential ownership from separate club or golf memberships.

The property will also have more activity than Rosewood. Buyers seeking the quietest possible beachfront setting may prefer Rosewood’s 42-residence environment.

Golf membership is separate from residential ownership and should be evaluated based on current initiation requirements, annual dues, availability and usage rules.

Ritz-Carlton Residences Naples: Best for Choice and Waterfront Variety

The Ritz-Carlton Residences occupies six acres at Vanderbilt Beach Road and Gulf Shore Drive, between the Gulf of Mexico and Vanderbilt Lagoon.

The project includes 128 residences across five buildings, more than 50,000 square feet of private owner amenities, the 28,000-square-foot Vanderbilt Club and a planned 22-slip marina.

Its defining advantage is choice.

Rather than providing one uniform residential product, Ritz-Carlton offers three separate collections.

Park Residences

The Park collection contains only 20 three-bedroom homes ranging from approximately 2,574 to 2,691 square feet.

It is the most approachable entry point into the development and is suited to buyers who want:

  • Ritz-Carlton residential service
  • A more manageable three-bedroom residence
  • A private rooftop pool
  • A landscaped park setting
  • Access to the Vanderbilt Club
  • A lower acquisition point than the larger waterfront homes

Bay Residences

The Bay collection consists of two boutique buildings along Vanderbilt Lagoon and the marina.

The approximately 3,057- to 3,089-square-foot residences provide three bedrooms, private terraces and water or marina views.

Bay may be the strongest fit for buyers prioritizing:

  • Boating and marina proximity
  • A more intimate mid-rise environment
  • Approximately 3,000 interior square feet
  • A private rooftop pool and social lounge
  • Water views without requiring a large Tower residence

Marina use should not be assumed. Buyers must confirm slip availability, assignment, vessel limitations, fees and transferability.

Tower Residences

The two 12-story Towers contain the development’s largest homes and most elevated Gulf views.

Standard Tower residences begin around 4,102 square feet. Four-bedroom penthouses range from approximately 5,595 to 6,291 square feet, while the five-bedroom Grand Penthouses extend to approximately 10,120 square feet.

Tower is best suited to buyers who want:

The residences are near Vanderbilt Beach but are not positioned directly on a private stretch of sand in the same way as Rosewood or Four Seasons Beachside.

Buyers should also avoid assuming that ownership automatically provides unrestricted privileges at nearby Ritz-Carlton hotels. The residences are private branded homes, and any reciprocal hotel access, priority or charges should be confirmed in writing.

Beachfront Positioning

For buyers whose non-negotiable priority is living directly on the sand, the comparison narrows to:

  2. Four Seasons Beachside Residences

Rosewood provides the quieter residential environment. Four Seasons Beachside provides the larger resort-and-club ecosystem.

Ritz-Carlton Tower residences offer elevated Gulf views and immediate proximity to Vanderbilt Beach, while Bay residences emphasize Vanderbilt Lagoon and marina access. Neither replicates the private Gulf-front setting of Rosewood or Four Seasons Beachside.

Four Seasons Golfside is also not beachfront, despite being part of a beachfront resort community.

Rosewood’s 42 residences, five-plus acres and absence of a conventional hotel create the lowest-density residential experience.

Most expansive: Four Seasons

Naples Beach Club spreads 153 residences across a 125-acre resort and club community. The acreage is substantial, but owners share the broader destination with hotel guests, club activity and resort programming.

Private residential club environment: Ritz-Carlton

Ritz-Carlton provides 128 residences across five buildings with a residents-only Vanderbilt Club. It offers more residential activity than Rosewood but does not function like a conventional attached hotel.

Golf, Boating and Recreation

For golf: Four Seasons

Naples Beach Club is the clear choice for buyers who want an on-site golf lifestyle. The Tom Fazio-designed course is integrated directly into the property, although membership is separate.

For marina access: Ritz-Carlton

Ritz-Carlton provides the strongest boating proposition through its planned marina on Vanderbilt Lagoon. Slip rights and costs require separate verification.

For beach-centered privacy: Rosewood

Rosewood’s lifestyle is more focused on the Gulf, pools, wellness and private residential service than on golf or marina activity.

Location: Downtown Naples or North Naples?

Rosewood and Four Seasons are positioned along Gulf Shore Boulevard North near Coquina Sands and Old Naples.

They offer more convenient access to:

As of September 20, 2026, the publicly presented price positions were approximately:

  • Ritz-Carlton: $4.3 million to $45 million across Park, Bay, Tower and penthouse categories
  • Four Seasons: Golfside from approximately $6.5 million, with Beachside and Penthouse C occupying much higher tiers
  • Rosewood: Remaining residences from approximately $13.75 million, with trophy penthouses reaching substantially higher

These ranges should not be used for simple price-per-square-foot comparisons.

A $6.5 million Four Seasons Golfside residence is not directly comparable to a $13.75 million Rosewood beachfront home. A Ritz-Carlton Park residence serves a different buyer from a Tower Grand Penthouse.
