The Ritz-Carlton Residences, Naples is not one uniform condominium offering. The waterfront community contains three distinctly different residential collections: the Park Residences, Bay Residences and Tower Residences.
All three collections share access to Ritz-Carlton residential service and the development’s extensive private amenities, but they differ significantly in price, size, views, privacy and delivery timing.
The simplest way to understand the choices is:
- Park Residences: The most approachable entry point, with smaller three-bedroom floor plans and a quieter park-oriented setting.
- Bay Residences: Approximately 3,000-square-foot homes overlooking Vanderbilt Lagoon and the marina.
- Tower Residences: The largest homes, most elevated Gulf views and the development’s penthouse opportunities.
For a buyer considering The Ritz-Carlton Residences, Naples, choosing the correct collection is just as important as choosing the development itself.

- Approximately 2,574 to 2,691 interior square feet
- Estimated association charges around $4,700 per month
- Anticipated delivery approximately two years from the current construction period
Bay Residences
- Approximately $5.2 million to $6.5 million
- Three bedrooms
- Approximately 3,057 to 3,089 interior square feet
- Selected opportunities have been offered furnished
- Estimated association charges around $5,000 per month

- Estimated association charges around $7,000 to $8,200 per month
- Current working guidance anticipates closings around late 2026
- Penthouse and Grand Penthouse pricing extends substantially higher
Pricing, availability, association charges and delivery schedules are subject to change. Buyers should obtain a dated inventory sheet, floor plan, condominium budget and purchase agreement for the specific residence being considered.
The Park Residences
The Park Residences represent the final residential offering within the community and provide the lowest current entry point into The Ritz-Carlton Residences, Naples.
The building contains only 20 residences across five residential floors. Each home offers three bedrooms, 3.5 bathrooms and approximately 2,574 to 2,691 square feet of interior living space.
The collection is positioned next to the development’s landscaped private park, a half-acre environment with lawns, palms, reflection pools, fountains and shaded gathering areas.
Park residents also receive a private rooftop swimming pool in addition to access to the Vanderbilt Club and the community’s broader amenity program.
Park Residence advantages
- Lowest entry pricing within the development
- Only 20 residences
- Three-bedroom floor plans
- Private rooftop pool
- Direct relationship with the landscaped park
- Lower estimated monthly carrying costs
- Full access to Ritz-Carlton residential services and shared amenities
Park Residence considerations
The Park floor plans are smaller than the Bay and Tower residences. Buyers prioritizing expansive Gulf views or more than approximately 2,700 interior square feet will likely be better served by another collection.
The Park building also has a longer anticipated construction timeline. That can benefit a buyer who does not need immediate occupancy, but it may not suit someone who wants to move into a residence during the upcoming season.
Who should choose the Park Residences?
The Park collection is best suited to someone who wants Ritz-Carlton service and amenities but does not require a 4,000-square-foot Gulf-view residence.
It may be especially compelling for a buyer seeking:
- A three-bedroom seasonal residence
- A lower entry price
- A more intimate building
- Lower monthly association charges
- A quieter setting within the community
- Additional time before closing
The Bay Residences
The Bay Residences consist of two boutique buildings positioned along Vanderbilt Lagoon and the community marina.
Each residence offers three bedrooms, 3.5 bathrooms and approximately 3,057 to 3,089 square feet of interior living space. Private terraces exceed approximately 400 square feet, and the orientation emphasizes lagoon and marina views.
This is a meaningful distinction from the Tower collection. The Bay Residences do not attempt to replicate the elevated Gulf panorama of a Tower home. Instead, they provide a closer relationship with the marina and Vanderbilt Lagoon.
Bay residents receive access to a private walkway connecting them with the marina, along with a collection-specific rooftop amenity level.
Bay Residence amenities
- Private rooftop swimming pool
- Cabanas and sundeck
- Jetted spa
- Outdoor grilling areas
- Private social lounge
- Dedicated marina walkway
- Access to the Vanderbilt Club and shared community amenities
Bay Residence advantages
- Approximately 3,000 interior square feet
- Intimate mid-rise buildings
- Lagoon and marina views
- Strong connection to the boating environment
- Private rooftop amenities
- Earlier anticipated occupancy than the Park collection
- Selected furnished opportunities
Bay Residence considerations
The views are fundamentally different from the Tower residences. Buyers should decide whether they prefer an intimate marina setting or a higher, more expansive Gulf orientation.
A marina location also does not mean that a boat slip is automatically included with every residence. Slip availability, dimensions, ownership structure and fees should be confirmed separately.
Who should choose the Bay Residences?
The Bay collection is best suited to a buyer who wants approximately 3,000 square feet, an intimate building and a closer relationship with boating.
It may be the strongest fit for someone prioritizing:
- Marina and lagoon views
- Convenient access to boating
- A three-bedroom floor plan
- Nearer-term occupancy
- Private rooftop amenities
- Pricing below the standard Tower collection
The Tower Residences
The two 12-story Tower buildings contain the development’s largest and most elevated residences.
Standard Tower homes begin at approximately 4,100 interior square feet. Available configurations include three- and four-bedroom residences, penthouses and five-bedroom Grand Penthouses.
The Tower collection emphasizes elevated Gulf of Mexico and Vanderbilt Lagoon views, expansive terraces, private elevator arrival and larger entertaining spaces.
Tower Residence features
- Approximately 4,100 to 10,120 interior square feet
- Three- to five-bedroom configurations
- Gulf and lagoon exposures
- Floor-to-ceiling impact-resistant glass
- Large Gulf-facing terraces
- Private elevator vestibules
- Dedicated service access
- Two covered parking spaces
- Private storage
- Exclusive rooftop amenities for Tower owners
Tower Residence advantages
- Largest conventional floor plans
- Most expansive elevated views
- Greater bedroom and entertaining capacity
- Private elevator arrival
- Tower-owner rooftop retreats
- Penthouse and Grand Penthouse opportunities
- Earlier anticipated occupancy than the Park collection
Tower Residence considerations
The Tower collection carries the highest entry price and monthly ownership costs among the standard residences.
A buyer should also compare the North and South Towers, elevation, residence orientation and view corridors. Two homes with similar interior square footage can offer materially different experiences depending on their position within the development.
Who should choose the Tower Residences?
The Tower collection is the natural choice for a buyer who prioritizes scale, elevated water views and larger interior spaces.
It may be most appropriate for someone seeking:
- Approximately 4,100 square feet or more
- Three or four bedrooms with substantial entertaining areas
- Gulf views
- A larger primary or full-time residence
- Private elevator arrival
- Nearer-term occupancy
- Penthouse-level living
For buyers considering the top of the collection, the Grand Penthouses at The Ritz-Carlton Residences, Naples extend to approximately 10,120 interior square feet and include private rooftop pools, spas and sky cabanas.
Which Collection Has the Best Views?
The answer depends on the type of view you prefer.
Park
Park residences emphasize the landscaped interior setting and a more intimate connection with the community’s green space.
Bay
Bay residences face Vanderbilt Lagoon and the marina. These homes provide a closer view of boats, water activity and the quieter bayside environment.
Tower
Tower residences provide the most elevated and expansive Gulf and lagoon exposures. For buyers who place the greatest value on horizon views and sunsets, the Tower collection will generally be the first place to look.
The exact view still depends on the individual building, floor and residence orientation. Buyers should review current construction photography and unit-specific view studies rather than relying solely on general renderings.
Which Collection Is Best for Boaters?
The Bay Residences provide the most direct relationship with the marina through a dedicated walkway and lagoon-oriented setting.
The community includes a 22-slip marina with dockmaster services and access toward the Gulf. However, purchasing a Bay residence does not automatically guarantee ownership or use of a slip.
A boating buyer should verify:
- Current slip availability
- Maximum permitted vessel dimensions
- Water depth and bridge conditions
- Purchase or licensing cost
- Recurring marina fees
- Assignment and resale rights
- Fuel and dockmaster services
- The legal relationship between the slip and residence
The Tower and Park collections still have access to the community’s waterfront lifestyle and concierge-arranged boating experiences, but the Bay collection offers the most immediate physical connection to the marina.
Which Collection Has the Best Amenities?
All three collections receive access to the primary community amenities, including the approximately 28,000-square-foot Vanderbilt Club.
The broader amenity program includes:
- Private resident restaurant and bar
- Indoor and outdoor dining
- Business café and coffee lounge
- Executive meeting rooms
- Club and game rooms
- Private screening theater
- Golf simulator
- Children’s playroom
- Teen lounge with Formula 1 simulator
- Four private guest suites
- Fitness center
- Yoga and flexible training rooms
- Owners’ spa
- Sauna and steam rooms
- Treatment and relaxation rooms
- Resort-style swimming pool
- Separate lap pool
- Private cabanas
- Putting green
- Grilling and fire-pit areas
- Dog run and dog-washing area
The main difference is each collection’s additional private amenity environment:
- Park: Private rooftop swimming pool
- Bay: Private rooftop pool deck, cabanas, grilling areas, spa and social lounge
- Tower: Exclusive rooftop retreats for Tower owners
The best amenity choice therefore depends on whether you value the Park’s intimacy, the Bay’s marina-oriented rooftop experience or the Tower’s elevated owner retreats.
Association Fees and Ownership Costs
Current working estimates place monthly association charges at approximately:
- Park Residences: Around $4,700 per month
- Bay Residences: Around $5,000 per month
- Tower Residences: Approximately $7,000 to $8,200 per month
The differences reflect residence size, building-specific operations and the costs allocated to each collection.
Association fees are only one component of ownership. A complete estimate should also account for:
- Property taxes
- Interior insurance
- Marina or boat-slip expenses
- À la carte residential services
- Housekeeping and property-management services
- Food and beverage
- Parking or storage expenses beyond included allocations
- Closing costs and developer charges
Buyers should review the current condominium budget and determine which Ritz-Carlton services are included versus separately billed.
Deposit and Closing Timing
The current purchase structure generally requires a 40% deposit at contract, with the balance due at closing. The exact schedule should be confirmed for the selected residence.
Current working delivery guidance is:
- Bay and Tower Residences: Closings anticipated around late 2026
- Park Residences: Anticipated on an approximately two-year construction timeline
Delivery dates are estimates and may change. Buyers should have a Florida real-estate attorney review construction extensions, closing-notice provisions, developer modification rights and default remedies before signing.
Can Owners Rent Their Residences?
The current structure generally provides for a minimum rental term of approximately 90 days, with rentals limited to three times per year.
This is not a short-term hotel rental program. The community is designed as a private residential environment.
Rental restrictions should be confirmed in the current condominium documents because rules can differ among buildings or change before closing.
Are the Residences Part of The Ritz-Carlton Hotel?
The Ritz-Carlton Residences, Naples is a private branded residential community and should not be confused with purchasing a hotel room or condominium-hotel unit.
The residences benefit from a dedicated residential team operating according to Ritz-Carlton service standards. However, buyers should not assume that every hotel amenity, golf privilege or reciprocal benefit at nearby Ritz-Carlton resorts is automatically included.
Any hotel access, reservation priority, golf relationship or reciprocal privilege should be verified in writing.
