Location: Bal Harbour or Sunny Isles Beach?
The first decision is whether you prefer Bal Harbour or Sunny Isles Beach.
Rivage Bal Harbour is located at 10245 Collins Avenue in Bal Harbour. The setting is quieter and more intimate, with convenient access to Bal Harbour Shops, Surfside, Indian Creek and Miami Beach.
Bal Harbour is substantially built out, and direct-oceanfront development sites are exceptionally limited. That scarcity is central to the Rivage value proposition.
The St. Regis Residences and Bentley Residences are several blocks apart on Collins Avenue in Sunny Isles Beach. St. Regis is located at 18801 Collins Avenue, while Bentley is located at 18401 Collins Avenue.
Sunny Isles offers a more vertical, resort-oriented environment. It provides convenient access to Aventura, Bal Harbour and the broader Miami market while offering a large concentration of newer oceanfront condominium towers.
Buyers who specifically want the Bal Harbour address will naturally gravitate toward Rivage. Buyers who prefer a larger resort environment or want to enter closer to the $5 million to $10 million range will find more options at St. Regis and Bentley.
Which Development Offers the Most Privacy?
Rivage is the clear low-density option.
The development contains only 56 residences across 25 stories, with no more than three residences on a typical floor. Homes have private elevator entry, expansive terraces and multiple exposures.
That configuration is particularly compelling for buyers transitioning from a large single-family residence. Rivage is intended to feel less like a conventional condominium and more like a private beachfront home elevated above the ocean.
The St. Regis Residences offers a different form of luxury. Its two-tower plan and extensive amenity environment create a grander residential-resort experience. Buyers receive the benefit of a globally recognized service identity, but the overall community is larger than Rivage.
Bentley contains 216 residences. Its privacy proposition is centered less on low density and more on the individual residence: private elevator arrival, private swimming pool and a garage brought directly to the home through the Dezervator system.
If the primary goal is having fewer neighbors, Rivage has the advantage. If privacy means arriving directly with your vehicles and having significant private outdoor amenities, Bentley presents a highly differentiated alternative.
Residence Size and Floor-Plan Differences
Rivage: Estate-Scale Living
Rivage offers the broadest collection of estate-scale conventional residences among the three developments.
Published floor plans range from approximately 3,284 to 12,603 square feet. Residences include deep terraces, private elevator entry, large living and dining areas, substantial primary suites and enclosed two-car garages.
Its larger plans are especially relevant for buyers who do not want to materially reduce their living space when moving from a waterfront estate.
The limited Rivage penthouse collection extends that concept into exceptionally large full-floor and multilevel configurations.
St. Regis: The Broadest Range of Price Points
St. Regis provides a wider progression of residence types.
September 2026 working inventory includes examples such as:
- Two-bedroom-plus-den residences around $5.1 million to $5.3 million
- Three-bedroom-plus-den residences around $9.4 million to $9.7 million
- Four-bedroom and larger residences from approximately $9.6 million into the upper teens
- Larger combination residences around $19.9 million
- Penthouse opportunities previously offered from approximately $34 million to $43 million
This range allows buyers to select among different elevations, exposures, bedroom counts and price levels within the same development.
The important comparison is not simply price per square foot. Buyers should study the individual residence’s ocean exposure, Intracoastal view, terrace depth, elevator arrangement and relationship to neighboring towers.
Bentley: Private Pools and In-Residence Garages
Bentley’s standard plans are generally around 2,835 to 3,015 interior square feet, depending on residence type. Every residence is planned with a private heated swimming pool, expansive terrace and private three- or four-car garage.
Current working pricing examples include:
- Bacalar residences: approximately $5.8 million to $6.9 million
- Bentayga residences: approximately $6.3 million to $7.4 million
- Arnage residences: approximately $8.85 million to $9.7 million
- Azure residences: approximately $9.1 million to $9.8 million
- Combination residences: approximately $16.5 million to $18 million
The eastern and western residence types provide different combinations of Atlantic Ocean and Intracoastal views. Buyers should compare the exact exposure rather than assume that every residence has the same direct-ocean orientation.
Larger combination plans may offer approximately 12,000 total square feet, four to six bedrooms and garage capacity for as many as seven vehicles.
The Bentley Residences penthouses take this concept further with two-story layouts, approximately 22-foot living-room ceilings, indoor and outdoor pools and garages accommodating up to seven vehicles.
The Automobile and Garage Comparison
For automobile collectors, the garage arrangement may decide the comparison.
Every Rivage residence is planned with its own oversized, temperature-controlled enclosed two-car garage and dedicated storage area. The garage is located within the building’s parking environment but is private to the residence.
Bentley uses the patented Dezervator vehicle elevator to transport the owner and vehicle directly to a private glass-enclosed garage connected to the residence. Standard homes include three- or four-car garages, while larger combinations and penthouses provide additional capacity.
This allows the automobile collection to become part of the residence’s architecture rather than remain in a separate common garage.
St. Regis does not center its ownership proposition on an in-residence garage. Buyers considering St. Regis should verify the parking allocation, valet procedures, EV-charging provisions and guest-parking policies for the specific residence.
For a serious collector, Bentley offers the most dramatic automobile experience. Rivage provides a more discreet and traditional private-garage solution.

Rivage plans approximately 25,000 square feet of amenities for only 56 residences.
The program includes:

The significant distinction is the ratio of amenities to residences. Rivage offers a full resort environment without requiring hundreds of owners to share it.
St. Regis: The Most Complete Hospitality Experience
The St. Regis Residences is planned with more than 70,000 square feet of indoor and outdoor amenities across its oceanfront property.
The concept is built around wellness, dining, recreation, entertaining and St. Regis residential service. Its hospitality identity includes butler service, in-residence dining and signature St. Regis rituals.
This is likely to appeal most to buyers who want their South Florida residence to function like a highly serviced private resort.
Buyers should still review what is included in the monthly association charges and which services will carry additional à la carte fees.
Bentley: A Branded Lifestyle with Private Amenities
Bentley plans more than 20,000 square feet of shared amenities across three levels.
The program includes an oceanfront pool deck, beach service, restaurant, lobby bar, private dining room, whiskey bar, cigar lounge, cinema, spa, fitness center, salon, children’s club, game room and pet spa.
The most consequential amenities, however, are located inside the residences themselves: the private swimming pool, outdoor kitchen and in-residence garage.
Bentley is therefore especially compelling for an owner who expects to spend substantial time within the residence and wants private amenities that do not require entering a common area.
Construction and Delivery Timing
Timing can materially affect the decision.
Rivage is under construction with anticipated completion in 2027. It currently offers the nearest projected delivery among the three developments.
The St. Regis Residences is also under construction and is now selling its North Tower collection. Current working guidance anticipates delivery around 2028.
Bentley is under construction, with the tower having reached approximately the 18th floor as of September 2026. Projected closings are currently expected during the second and third quarters of 2028.
All construction schedules are estimates rather than guarantees. Buyers should review the contract provisions governing completion extensions, force majeure, closing notices and the developer’s right to modify plans or specifications.
Which Development Is Best for You?
Choose Rivage if you prioritize:
- A Bal Harbour address
- Low density and greater residential privacy
- Large, estate-scale floor plans
- A private enclosed two-car garage
- An extensive amenity program shared among only 56 residences
- Earlier anticipated delivery

Which Has the Strongest Long-Term Resale Position?
There is no universal answer because each development has a different scarcity proposition.
Rivage benefits from its Bal Harbour location, limited collection of only 56 residences, unusually large floor plans and private enclosed garages. Those qualities may be difficult to reproduce in future development.
St. Regis benefits from global brand recognition, an extensive service platform and a broad range of residences. Its potential resale audience may include buyers already familiar with the St. Regis hospitality experience.
Bentley offers one of the most distinctive physical ownership concepts in the market. The private pools, automobile elevator and in-residence garages may create strong appeal among collectors and brand-oriented buyers, although its identity is more specialized.
Resale potential should ultimately be evaluated at the individual residence level. Floor plan, elevation, view protection, terrace configuration, garage allocation and original purchase basis can be more important than the development name alone.
What Should Buyers Compare Before Reserving?
Before selecting a residence in any of these developments, request and compare:
- Current residence-by-residence availability
- Dated pricing and deposit requirements
- Interior and total square footage
- Floor plan and furniture-test layout
- Exact ocean, city and Intracoastal exposure
- Potential future view obstructions
- Parking and private-garage rights
- Estimated association charges
- Brand, service and food-and-beverage fees
- Finish specifications and appliance packages
- Assignment and resale restrictions
- Pet and leasing policies
- Estimated closing costs
- Construction status and anticipated delivery
- Contract extension and cancellation provisions
