The broader site spans more than 40 acres of land and water between the Atlantic beach and Intracoastal, with a resort, dedicated residential towers, resort residences, marina, beach-club access, dining, retail, and public-realm improvements. The development team is Related Group, Tate Capital, and Rok Acquisitions, working with Marriott International under a St. Regis license. Arquitectonica leads the architecture, and Tara Bernerd & Partners designed the interiors. The official legal page identifies separate developer entities for the two residence towers and the resort-tower condominium, so buyers must make sure they receive documents for the correct component.
The dedicated private-residence collection comprises 160 homes across two 23-story towers, 80 homes per tower. The 2024 launch announcement cited dedicated residences from approximately $4.4 million, while resort-collection homes have been marketed from lower price points. Those are historical guideposts only. The project is phased, and public sources have cited late-decade delivery windows; the official site does not provide a guaranteed completion date. Ask for a dated price list, deposit schedule, outside completion date, and phase-specific construction plan.
Do not assume that the dedicated condominium residences and turnkey resort residences share the same rental rules. Buyers should compare occupancy and rental restrictions, hotel-program availability, revenue splits and costs if any, furnishings, housekeeping, association/resort fees, brand-management terms, pet rules, parking, marina access, construction phasing, and owner-use limitations.
