Bay Harbor Towers is an eight-story collection of 44 condominium residences at 10141 East Bay Harbor Drive in Bay Harbor Islands, Florida. Developed by PPG Development, with architecture by Kobi Karp and interiors by Interiors by Steven G., the building pairs flow-through homes with a marina, substantial wellness amenities and a rooftop pool setting.
Developer availability — reviewed October 22, 2026: Fortune's public development page displayed residences 301, 506 and 703 for sale. This supports including the project among developments with remaining inventory; it is not a complete or guaranteed real-time availability schedule. The official project website currently advertises delivery in early 2027. Confirm the selected home's availability, pricing and expected closing directly before proceeding.
The overall residence mix includes two-, three- and four-bedroom layouts with den spaces. Flow-through planning separates entertaining areas from the bedroom portions of the home, and private or semi-private elevator entrances lead to residence foyers. Multiple terraces are an important part of the indoor-outdoor design.
Published residence features include kitchens with Sub-Zero and Wolf appliances, natural stone surfaces and generous storage. The collection also includes penthouse and waterfront Bayhouse designs with distinct outdoor features. Those specialty residences are part of the building's original design mix, not a statement that one is currently available.
When comparing floor plans, distinguish interior living area from terrace and combined total area. Also compare the den's usable dimensions, elevator privacy, terrace access from individual rooms and the actual exposure of the remaining residence. A larger advertised total area is not necessarily a larger interior home.
Bay Harbor Towers' wellness program includes a 50-foot indoor saltwater lap pool, hot and cold plunge facilities, steam, sauna, treatment spaces and a fitness center. A separate rooftop setting provides an infinity-edge pool, lounging, outdoor kitchens and dining areas. Concierge and valet services complement the residential amenities.
The boating component is another reason to evaluate the building. Marina access and a waterfront address should be reviewed separately from the residence purchase: verify the current slip allocation, permitted vessel dimensions, fees and transfer rights. Do not assume a slip is included simply because a home overlooks the docks.
Bay Harbor Towers is worth comparing for buyers who want a smaller waterfront building with both indoor wellness facilities and outdoor amenities. Its setting offers a different daily experience from direct beachfront towers in Bal Harbour, Surfside or Sunny Isles. Bayfront living, boat access and beach access should be evaluated as separate priorities.
Compare La Baia North for a different waterfront amenity program, La Maré for its collection-by-collection boutique choices, and THE WELL Bay Harbor Islands for a wellness-focused residential concept. Use the Bay Harbor Islands new-development comparison to narrow the alternatives.
