Bay Harbor Islands offers a different scale of South Florida living: boutique condominium buildings, waterfront terraces and proximity to Bal Harbour and Surfside. For buyers comparing new construction, the decision starts with the actual developer residences still available, then the layout, outlook, amenities and timing of each home.
Developer-inventory focus — reviewed October 22, 2026: this comparison covers La Baia North, Bay Harbor Towers and La Maré. A project remains relevant even when only one developer residence is left. Sold-out projects and resale-only offerings are excluded from this selection. Published floor-plan ranges describe the original collections, rather than the homes currently available.
Development | What distinguishes it | Availability and timing |
|---|---|---|
La Baia North | 57 waterfront residences; current marketing emphasizes three- and four-bedroom homes, rooftop amenities and private boating options. | The official website advertises final residences remaining and a January 2027 delivery target. Request the dated developer selection. |
Bay Harbor Towers | 44 residences with flow-through layouts, an indoor saltwater lap pool, wellness facilities, rooftop amenities and marina access. | Fortune's project page displays residences 301, 506 and 703 for sale. The official site advertises early 2027 delivery. Listings can change. |
La Maré | Separate boutique waterfront buildings with different layouts, terraces, outdoor features and amenity arrangements. | Request unsold developer residences by collection and address. Current project sales marketing includes Signature residence 201; availability and delivery should be confirmed for the selected home. |
I would compare La Baia North when a waterfront home with a substantial amenity program and boating options is the priority. The key questions are the exposure of the remaining residence, the usefulness of its terrace and whether the required boat-slip or yacht-club arrangement is actually available. Read the La Baia North guide.
Bay Harbor Towers deserves a closer look when bedroom separation, multiple terraces and indoor wellness facilities matter. Compare the den's dimensions, elevator arrival, interior area and the residence's east and west exposures. Specialty Bayhouse and penthouse designs are part of the original collection; their existence does not establish current availability. Read the Bay Harbor Towers guide.
Regency at 9927 E Bay Harbor Drive is described by the developer as a 33-residence collection. Signature at 9781 E Bay Harbor Drive and Bay at 10301 E Bay Harbor Drive each comprise nine residences. These are separate buildings. Compare the actual address, interior and outdoor areas, pool and dock rights, construction status and association arrangements for the home offered. Read the La Maré collection guide.
These are bayfront and island choices near the beach. Direct beachfront ownership and beach-service rights require a separate comparison. For a broader search, explore the Miami new-development collection.
Share your preferred bedroom count, approximate budget, timing and whether boating or a private pool is essential. I will narrow the options to the developer residences that fit and compare the practical differences before arranging a presentation.
