Naples New Construction Condos With Boat Slips: Four Developments to Compare

For boating-oriented buyers, the phrase “waterfront new construction” is not specific enough. A residence may overlook the water without providing a slip, or a marina may exist without guaranteeing that the selected home has access to it.

Four Naples developments deserve particular attention from buyers seeking a newer luxury condominium with on-site marina access: The Halcyon, 3300 Gulf Shore, 2020 Gulf Shore and The Ritz-Carlton Residences, Naples. Each offers a different balance of slip availability, Gulf access, beach proximity, service and residential scale.

The correct decision begins with the vessel and the ownership structure—not simply the view from the terrace.

Naples New Developments With Marina Access

The Halcyon: the largest marina program near Downtown Naples

The Halcyon Residences & Marina is planned around 66 estate-scale residences and a private 120-slip marina less than one mile from Fifth Avenue South. The marina is not a secondary amenity; it is the organizing feature of the community.

Current project materials describe resident-oriented slips, private lifts, marina storage dens, a fish-cleaning station and concierge support for provisioning, detailing and vessel logistics. That service component may appeal to owners who divide their time among multiple homes and want boating to remain convenient when they return to Naples.

The Halcyon is the strongest candidate in this group for a buyer prioritizing downtown proximity and a marina-centered lifestyle. However, a large slip count should not be interpreted as a guarantee that every residence includes a slip appropriate for every vessel. Buyers should confirm current availability, dimensions, assignment structure, pricing and the navigation route for their specific boat.

3300 Gulf Shore: broader amenities with a limited private marina

3300 Gulf Shore is a 51-residence development positioned along Outer Doctors Bay in The Moorings. Plans include a private 16-slip marina, a watersports launch and separate sunrise and sunset pool environments.

Its appeal extends beyond boating. The development is designed with a substantial wellness program, private dining, social spaces, professional management and walkable access to the Gulf beach across the Gulf Shore Boulevard corridor. It is therefore better suited to a buyer who wants boating to be part of a larger luxury condominium lifestyle rather than the sole reason for purchasing.

With fewer slips than residences, availability must be addressed early. A buyer should not select a residence and assume the marina question can be resolved later. The residence and the desired slip should be evaluated together before contract.

2020 Gulf Shore: the strongest slip-to-residence ratio

2020 Gulf Shore is the smallest development in this comparison, with just 15 residences divided between two boutique buildings. Eleven private slips are planned along Moorings Bay, creating a considerably more favorable slip-to-residence ratio than most new condominium projects.

Current materials describe slips for vessels up to approximately 32 feet, subject to the specifications and rules applicable to the individual slip. The property also combines its marina with a kayak and paddleboard launch, a bayfront pool, rooftop gathering spaces and beach access across Gulf Shore Boulevard.

2020 Gulf Shore is likely the best fit for a buyer who values privacy, boating and beach proximity more than an extensive resort or branded-service environment. The tradeoff is a more concentrated amenity program and fewer floor-plan choices. The Ritz-Carlton Residences, Naples: branded service and a full-service marina

The Ritz-Carlton Residences, Naples occupies a six-acre site between Vanderbilt Lagoon and the Gulf near Vanderbilt Beach. Its 22-slip marina is planned with a dockmaster, gas service, a ship store and transient slips, creating the most service-oriented boating environment in this group.

The Bay Residences have the most immediate relationship with the marina through a private walkway, while owners across the broader community gain access to the Vanderbilt Club and more than 50,000 square feet of indoor and outdoor amenities. This is the strongest candidate for a buyer who wants boating integrated with branded residential service, extensive amenities and proximity to Vanderbilt Beach.

The marina count is limited relative to the development’s 128 residences. Buyers must separately verify whether a qualifying slip is available, what rights accompany it and whether the vessel can navigate the route to the Gulf given length, beam, draft and air-draft considerations.

A Boat Slip Is Not a Standardized Real Estate Feature

The most important marina questions are contractual and operational. Before relying on any slip as part of a purchase decision, buyers should verify:

  • Legal structure: Is the slip deeded, assigned, licensed, leased or purchased separately?
  • Transferability: Can the slip transfer with the residence at resale?
  • Vessel compatibility: Confirm overall length, beam, draft, air draft, weight and lift capacity.
  • Navigation: Review bridges, tides, channel depth, wake zones and the practical route to the Gulf.
  • Costs: Identify purchase price, marina dues, utilities, lift expenses, insurance and maintenance obligations.
  • Storm procedures: Understand evacuation requirements, lift policies and responsibility for securing or removing the vessel.
  • Timing: For a project under construction, confirm when the marina—not merely the residence—is expected to become operational.

A local captain, marine surveyor and Florida real-estate attorney can be as important to this decision as the condominium documents and floor plan.

Which Naples Marina Development Is the Best Fit?

  • Best for marina-centered living near Fifth Avenue South: The Halcyon
  • Best for broad amenities, beach proximity and boating in The Moorings: 3300 Gulf Shore
  • Best for privacy and the most favorable slip-to-residence ratio: 2020 Gulf Shore
  • Best for branded service and a full-service marina: The Ritz-Carlton Residences, Naples

None is automatically the best choice for every boat owner. A smaller vessel, a larger yacht, a seasonal boating pattern and a desire for downtown access can each produce a different answer.
