Decorator-Ready vs. Finished Luxury Condos in Naples: What Buyers Should Compare

Two Naples luxury condos can have comparable asking prices and very different amounts of work remaining before you can enjoy your first season. One may include selected flooring and interior finishes. Another may give you a beautifully specified kitchen and bathrooms while leaving the main flooring and final decorating to your own team.

For a new-construction buyer, that distinction affects design freedom, coordination and the practical timeline for using the home. Before comparing residences, establish exactly what each developer intends to deliver.

What does decorator-ready mean in a Naples luxury condo?

Decorator-ready generally describes a residence that requires some owner-directed finishing, but the label alone does not define a consistent scope. It can coexist with substantial installed cabinetry, appliances and bathroom appointments. The useful question is: which surfaces, systems and fixtures will be complete in this particular home?

A finished residence may reduce the work you arrange after delivery, yet it should not automatically be treated as furnished or fully equipped for occupancy. Furniture, window coverings, closet systems, decorative lighting and technology equipment all deserve separate confirmation. “Turnkey” is especially worth unpacking into an itemized inclusion list.

Three Naples examples show why the specification matters

Epique Pelican Bay: room for owner-selected finishing

The published Estate Standard Features for Epique Pelican Bay, dated June 3, 2026, describe concrete floors prepared for flooring supplied and installed by the purchaser. They also describe primed walls, trim and interior doors. That is a meaningful planning distinction even though the same document specifies substantial kitchen and bathroom features.

The buyer’s task is to identify the exact remaining scope with a designer or contractor and confirm the current specifications for the selected estate. The estate document should not be assumed to describe every residence type, a separately upgraded offering or a penthouse.

Rosewood Residences Naples: review the selected finish package

The developer’s public features page for Rosewood Residences Naples describes porcelain and marble flooring, designer finish selections and custom cabinetry. It also describes prewiring for window shades. Prewiring is a useful example of why wording matters: it does not, by itself, establish that shades, motors and controls are included.

Ask which selections apply to the specific residence, which choices remain available and what requires a separate purchase. An illustrated interior can communicate the design direction without serving as an inventory of everything delivered.

The Ritz-Carlton Residences, Naples: confirm collection and choices

Public residence materials for The Ritz-Carlton Residences, Naples advertise a choice of porcelain tile or wood flooring, along with specified kitchens and bathrooms. Buyers should verify the applicable collection, residence and selection deadlines rather than extrapolating from a general project description.

These examples illustrate different published finish approaches. They do not establish that one project is ready for immediate occupancy or that a marketing package replaces the residence-specific purchase documents.

Compare the complete path from purchase to personal use

I would organize the comparison into three groups: included in the contracted delivery, optional selections available from the developer, and work arranged by the owner. Put the same items under each residence so omissions become visible.

  • Floors and walls: installed materials, baseboards, final painting, preparation and any owner-installed areas.
  • Lighting and shades: fixtures versus wiring, control equipment, window treatments and installation.
  • Closets and technology: standard shelving versus custom storage, and infrastructure versus installed equipment.
  • Living essentials: furnishings, terrace furniture, decorative pieces and the practical setup needed for your intended use.

Request written answers tied to the current specification or selection schedule. A model residence is helpful for judging scale and atmosphere, but it may contain upgrades or decorative work outside the standard offering.

Closing and your first comfortable stay may be different dates

Start with the date you actually hope to use the residence. Then work backward with the relevant professionals through selections, ordering, installation, inspections and furnishings. Confirm when owner contractors can enter and what conditions must be satisfied before work or occupancy can begin.

Ask about approved work hours, contractor registration, elevator reservations, delivery access and any seasonal restrictions. These are questions to resolve with the project or association; do not assume neighboring buildings operate under the same rules. Keep developer construction milestones separate from your own finishing schedule.

For a buyer who wants minimal coordination, a more complete finish package may carry significant practical appeal. A buyer with an established design team may prefer greater control over materials and details. Neither preference guarantees a faster or less expensive result.

Compare remaining work before judging relative value

A credible comparison needs residence-specific proposals for the work you intend to undertake. Ask your team to identify materials, installation, design services, delivery and any building-related requirements. Keep optional personal upgrades separate from the minimum scope needed to make the home usable for you.

Also consider the consequences of replacing finishes that are already included. A package can be attractive when it suits your taste and less useful when you intend to remove it. Carrying expenses during any additional setup period belong in the broader ownership discussion; the Naples branded-residence ownership cost guide provides a framework, with current figures requiring separate verification.

Request a residence-specific comparison

My role is independent buyer representation: comparing competing offerings from your perspective and coordinating private developer presentations. The project’s sales team provides its current offering and specifications; your design and construction professionals assess the work you want completed.
